 Illinois

 

Effingham County - Schmid Auction held a simulcast live/online auction of 100+/- acres of farmland in three tracts on July 15. Tract 1 contained 20+/- acres, with 19.74+/- tillable, and a Soil Productivity Index of 137.26. Tract 2 held 40+/- all-tillable acres. Tract 3 was 40+/- acres, with 35.35+/- tillable, and a Soil Productivity Index of 117.34 when combined with Tract 2. On the parcel was a 2,700-square-foot pole building with a concrete floor, four grain bins, barns, an uninhabitable house, and a pond. Tract 1 sold for $21,500 or $1,075/acre. Tracts 2 and 3 were sold to the same bidder for $19,700 each.

 

Mechanicsburg - On July 8, Cory Craig Auctioneer presented in four tracts, 36.37 acres of recreational land. Tract 1 consisted of 26.510 acres in timber and brush, with 783 feet of road frontage. On the parcel was an 816-square-foot cabin, machine shed, and pond. Tract 2 held 7.10 acres of former railroad land, in timber and brush, located along and with access to Highway 2. Tract 3 was a 100-foot wide by 1,320-foot long parcel of former railroad land, containing 2 acres in timber and brush, with access on Mechanicsburg Road. Tract 4 was 66 feet wide by 660 feet long, with 0.760 acres of former railroad land, in timber and brush, with access on Mechanicsburg Road and Bird Avenue. Tract 1 sold for $398,312. Tract 2 sold for $26,625 or $3,750/acre. Tract 3 sold for $9,900 or $4,950/acre. Tract 4 was passed.

 

Indiana

 

Albion - Schrader Real Estate and Auction Company held an absolute real estate auction on July 22 of 0.25+/- acres with buildings, offered as a single tract. The property contained a 1,287-square-foot 3-bedroom/1-bath fixer-upper home plus two small barns. It sold for $40,000.

 

Danville - On July 25, Lawson & Company auctioned a 16.96+ acre parcel, containing 13.40+ tillable acres, plus pasture, woods, creek frontage, and road frontage on county road 225 east. Soils consisted mainly of Crosby silt loam, Treaty silty clay loam, and Miami silt loam. Recent yields included 740 bushels of corn, 253 bushels of soybeans, and 256 bushels of winter wheat. On the property was a 30-foot by 50-foot insulated pole barn with a concrete floor, and 100-amp electric. The parcel sold for $277,000.

 

Kentucky

 

Centertown - Kurtz Auction & Realty presented 237 acres of hunting/recreational land on July 16. Six tracts were offered; two included Rough River frontage. Only surface rights were conveyed. Tract 1 contained 40.03 acres, with some marketable timber and 1,17 feet of frontage on Ashby Road. Tract 2 held 45.20 acres, with 10 +/- acres of cropland, some marketable timber, and 1,058 feet of frontage on Ashby and Carter Ferry Roads. Tract 3 had 40.32 acres, a strip pit lake, some marketable timber, and 732 feet of frontage on Carter Ferry Road. Tract 4 contained 41.13 acres, some marketable timber, 1,343 feet of frontage on Carter Ferry Road, and 2,400 feet of frontage on Stroud Rd. Tract 5 was 35.66 acres, with frontage on Rough River, some marketable timber, and 424 feet of frontage on Stroud Road. Tract 6 held 34.77 acres, frontage on Rough River, some marketable timber, and 1,321 ft. of frontage on Stroud Road.

The parcels sold combined for $565,411, computing to $2,385/acre.

 

Mayfield - On July 20, Harris Real Estate & Auction offered four tracts, totaling 9+/- acres with two homes. Tract 1 was 0.6+/- acres with a 3-bedroom/1-bath home with a covered porch, well water, and propane heat. Tract 2 was 0.63+/- acres with a 30-foot by 40-foot shop outfitted with a concrete floor, two garage doors, one walk-through door, lean-to storage, electric service, deer cleaning station, and drain. Tract 3 had 1.02+/- acres with mature trees and a 3-bedroom/1-bath home, featuring a covered porch, well water, and propane heat. Tract 4 was 6.55+/- acres of open land. Tracts 1, 2, and 4 sold combined for $117,500. Tract 3 sold for $40,000.

 

Michigan

 

Cadillac - Miedema’s Last Bid Real Estate auctioned three vacant commercial parcels totaling 7.60 acres. The parcels were offered singly or in combination, subject to the seller’s approval of high bids. The property, zoned light industrial, was located at Clay Drive and 41 Road. The land was mostly flat with some trees; 3-phase electric and natural gas were down the street. Tract 1 had 2.49 acres; Tract 2 was 2.56 acres; and, Tract 3 was 2.55 acres. The parcels sold combined for $105,500, equating to $13,882/acre.

 

Ohio

 

Defiance - On July 11, Schrader Real Estate and Auction Company offered 88 +/- acres in two tracts. Tract 1 contained 44 +/- acres with abundant road frontage along Hammersmith Road. The land was level with an open drain along the entire road frontage and a surface drain along the south border. The soils were all Paulding Clay. Tract 2 held 44 +/- acres with abundant road frontage along Hammersmith and Krouse Roads. The contour was level and had an open drain along Hammersmith Road and a surface drain on the south side. The soils were mostly Paulding clay with a small mix of Merrill and Haskins loams. The two sold combined for $670,000 or $7,613/acre.

 

Millersburg - Kaufman Realty & Auctions held a zero buyer’s premium auction on July 10 of 5.137 vacant acres. The mostly wooded property was well located, approximately five miles from Millersburg and three miles from Berlin, providing good potential as a residential building or development site. It sold for $328,276 or an exceptional $63,904/acre.
