 Illinois

Fulton County - On Sept. 17, Sullivan Auctioneers presented as one tract, 40.92 +/- acres, known locally as the Orwig farm. The property consisted of 19.50 acres currently enrolled in a CP38E-1 CRP program paying $220.45 per acre or $4,299 annually, expiring Sept. 30, 2025. An additional 6.7 acres of cropland recently came out of CRP and can go back into production. The balance of the farm was in timber and draws offering hunting/recreational opportunities. The main soil types on the cropland were Rozetta, Keomah, Clarksdale, and Sable, with a Productivity Index of 117.4. The farm sold for $245,520, equating to $6,000/acre.

 

Meacham Township - Schmid Auction held an absolute auction with no buyer’s premium of 360.11 acres offered as three tracts on Sept. 18. The winning bidder obtained farming, crop, and cash rent rights after the completion of harvest in 2024. Tract 1 consisted of 106.75 +/- surveyed acres, with 104.23 +/- tillable. Yields included 209 bushels of corn and 61 bushels of beans for the past 10 years (rotated). Tract 2 was 95.12 +/- surveyed acres, with 93 +/- tillable. Approximately ¾ +/- of an acre was in a CRP. Yields included 219 bushels of corn and 60 bushels of beans for the past 10 years (rotated). Tract 3 held 158.24 +/- surveyed acres, with 135.50 +/- tillable. Approximately 20 +/- acres were in a CRP with an annual payment of $198/acre, expiring 9/30/2032. Yields included 219 bushels of corn and 60 bushels of beans for the past 10 years (rotated). Tract 1 sold for $1,259,650 or $11,800/acre; Tract 2 brought $1,020,162 or $10,725/acre; and Tract 3 sold for $1,590,312, calculating to $10,050/acre.

 

Indiana

Markleville - Jeff Boone Auction & Realty conducted an online-only auction of 15.85 +/- acres with a 1,287-square-foot home on Sept. 22. The land contained a mix of tillable ground, pasture, barn space, and mature trees. On the parcel was a 2-bedroom/1-bath single-story home and an older barn with two overhead doors in need of repair. The property sold for $245,500.

 

White County - On Sept. 10, Schrader Real Estate and Auction offered 100+/- acres in three tracts, featuring productive cropland, a possible building site, and hunting and recreational opportunities. Tract 1 contained 63 +/- nearly all tillable acres with productive soils, and frontage on CR 1300E. Tract 2 had 19 +/- wooded acres. Of them, 6 +/- acres were low-lying recreational or wildlife habitat and approximately 3 +/- acres were tillable. Tract 3 had 18 +/- mostly tillable acres with quality soil and frontage on CR 1300E. Tract 1 sold for $665,000 or $10,555/acre. Tract 2 went for $112,000, computing to $5,894/acre. Tract 3 sold for $105,000 or $5,833/acre.

 

Kentucky

Farmington - On Sept. 28, Harris Real Estate & Auction presented 72 +/- acres with 47 +/- tillable acres and improvements in six tracts. Tract 1 contained 2.96 acres with a 3-bedroom/1.5-bath brick home. In addition, there was a 36-foot by 52-foot livestock barn with electricity and a 24-foot by 44-foot block barn. Tract 2 held 4.70 acres; Tract 3, 6.00 acres; Tract 4, 21.07 acres; Tract 5, 19.76 acres; and Tract 6, 17.09 acres. Tract 1 sold for $165,000. Tract 2 sold for $40,000 or $8,510.64/acre. Tracts 3-6 sold combined for $350,000, equating to $5,476.59/acre.

  

Guston - On Sept. 16, Burgess Auction conducted an absolute auction of two parcels. The first parcel held a 2-bedroom/1-bath house with a detached garage sitting on a 0.60-acre lot. The interior had been gutted and was ready for customization. The second parcel had a 2-bedroom/1-bath, 1,486-square-foot house with an attached garage and additional outbuildings on a 0.66-acre lot. The property was ready for renovation. The two parcels sold combined for $42,000.

 

Michigan

Cassopolis - On Sept. 14, Schrader Real Estate and Auction offered 259 +/- acres in seven tracts. 229.9 +/- acres were USDA cropland. Tract 1 had 42 +/- acres, all cropland, with electric service, well, an older hog barn, and good frontage on Decatur Road and Allegheny Street. Tract 2 had 12 +/- acres, all wooded, with some hardwoods. Frontage was along Allegheny Street. Tract 3 was 4 +/- acres with a 1,300+ square-foot 2-bedroom/ frame house with central air and a 1-car garage. It also had a 50-foot by 70-foot pole barn, a 30-foot by 50-foot beam barn with loft, and two older bins. Tract 4 was 89 +/- acres, all cropland with schoolcraft soils. Frontage was along Allegheny Street and Gards Prairie Road. An irrigation pipe under the road served this tract. Tract 5 was 63.5 +/- acres, all cropland with an irrigation well and 3-phase electric service. Frontage was along Allegheny Street and Gards Prairie Road. Tract 6 had 10.5 +/- acres, all wooded with frontage on Gards Prairie Road. The tracts sold combined for $2,560,000, equating to $11,583/acre.

 

Niles - Hahn Auctioneers presented 37 acres with a two-story farmhouse and outbuildings on Sept. 25. The property contained 20 acres of tillable ground and approximately 15 acres of woods. It held a good-condition 2-story, 2-bedroom/2-bath home fueled by LP gas, with a sunroom, 2-car attached garage, and an additional lower-level 2-car attached garage. Onsite was a 30-foot by 56-foot barn with two 16-foot sliding doors and a 42-foot by 38-foot clear span shed. The property sold for $665,600.

 

Ohio

 

Hanoverton - Kiko Realtors, Auctioneers & Advisors offered as two tracts or combined, a 44-acre farm with a unique two-story home and outbuildings on Sept. 10. Tract 1 contained 2.22 acres with a 2003 built 1,275-square-foot two-story, 3-bedroom/2-bath home. It featured a full basement, electric heat pump/air, front and rear porches, and a one-car attached garage. Onsite was a 24-foot by 32-foot metal pole building with a concrete floor. The property had some open meadow. Timber included young walnut and oak. A small creek joined Sandy Creek Canal. Mineral rights transferred. Parcel 2 was 41.7 wooded and open acres, with young walnut and oak. The parcel contained an existing private drive and a 24-foot by 32-foot metal pole building. Tract 1 sold for $230,000. Tract 2 went for $271,050, equating to $6,500/acre.

 

Tuscarawas County - On Sept. 19, Kaufman Realty & Auctions offered two 11+ acre tracts and separate mineral rights for tract 2. Tract 1 consisted of 11.67 acres, located near Uhrichsville. The property had trails throughout, some marketable timber, and offered a potential building or cabin site. No mineral rights conveyed with this parcel. Tract 2 had 11.39 acres just west of Newcomerstown. The property had frontage on Cross Road and SR 258 and contained woods and a potential building site. Offered separately were the subsurface mineral rights to Tract 2. The minerals were believed held by production but that information was not guaranteed. Tract 1 sold for $54,500 computing to $4,670/acre. Tract 2 went for $102,500 or $8,999/acre. The mineral rights sold to the purchaser of Tract 2 for $27,000.
