REAL ESTATE AUCTION ROUNDUP Illinois Bureau County - On Nov. 13, LandProz conducted a live and online auction of 58.21 +/- acres, part of the Churchill Farm Holdings. Offered as one tract, the property held 42 +/- tillable acres, with a productivity index of 130.2 along with a potential building site. The final bid was $512,248, or $8,800/acre. Effingham County - Schmid Auction held an online-only absolute auction of $58.75 +/- acres on Nov. 13. The parcel contained 54 FSA tillable acres, with a soil productivity index of 122.1. The soils were principally Cisne, Hoyleton-Darmstadt, Ebbert, and Newberry silt loams along with Shiloh silty clay loam. The parcel contained a 64-foot-by-45-foot RC pole building, barn, “tear down” house, and old small bins. Farming rights were granted after the fall 2024 harvest. It sold for $812,219, calculating to $13,825/acre. Indiana Bono - On Nov. 14, Ag Exchange auctioned 80 +/- acres as 1 tract in a live/simulcast sale. The parcel, located 6 miles south of the AC grain elevator in Dana, Ind., had half-mile rows, with all acreage tillable except for the roadside ditch. The highly productive soils (83.60 NCCPI soil rating) consisted mainly of Ragsdale, Fincastle, and Reesville silt loams. 2024 yields included 78.3 bushels per acre of soybeans on the east 40 acres and 244 bushels per acre of corn on the west 40 acres. Open farm tenancy was available starting in 2025. The tract sold for $1,220,000 or $15,250/acre, with the contract still pending as of Nov. 30. Deer Creek Township - Halderman Real Estate & Farm Management offered on Nov. 18 a single tract of 53.66 acres, with 52.34 +/- acres tillable and 1.32 +/- acres non-tillable. Soil types were mainly Miami silt loam, Gessie variant, Kosciusko silt loam, Shoals silty clay loam, and Riddles silt loam. The parcel sold for $430,000, equating to $8,013/acre. Kentucky Calvert City - Kurtz Auction & Realty held a commercial property auction of the former Morsey Constructors on Nov. 6. The premises, sitting on 16.5 +/- acres, held an 11-acre gated working area, a main 8,700-square foot office building, and nine outbuildings totaling 18,000 square feet, formerly housing functions like an iron shop, wood shop, and tool room, among others. The property had approximately 1,800 feet of frontage on Dr. Smith Lane and Kentucky 282. It sold for $700,000. Mayfield - On Nov. 21, Harris Real Estate & Auction held an absolute, live/simulcast auction of 214 acres, offered in three tracts. Tract 1 contained 25 +/- acres; Tract 2 was 80 +/- acres; and, Tract 3 had 109 +/- acres. Of the total acreage, 208 were tiled and tillable. The location, near the Dick Castleman Bypass, provided easy access to shopping and amenities and offered significant residential potential. The tracts sold combined for $2,400,000 or $11,215/acre. Michigan Hesperia - Miedema’s LastBid Real Estate held an online auction of seven wooded parcels with frontage on the north branch of the White River on Nov. 26. Parcel 1 contained 7.6 acres, while each of the other six were 7.3 acres. The parcels sold combined for $255,000, equating to $4,961/acre. Vassar - On Nov. 19, Albrecht Auction Service offered a horse property of 5 +/- partially wooded acres with a homestead and outbuildings. The 4 bedroom/3.5 bath house sat on a block basement and had a two-car garage. It offered propane heat, wood stove, A/C, water softener, and all appliances. Onsite was a 60-foot by 104-foot arena with electricity and a full-length lean-to with stalls, along with an 88-foot-by-48-foot, 15-stall horse barn with power and water. A driveway was provided via easement. The property was being split from adjacent farmland after the auction. The final bid was $200,000. Ohio Edgeton - On Nov. 7, Schrader Real Estate and Auction Co. presented 121+/- acres of productive, tillable, and recreational land, with potential building sites, in 4 tracts. Tract 1 contained 48 +/- mostly tillable acres, with considerable road frontage along Kramer Road. Two surface waterways traversed the parcel. The soil was mostly Blount loam with a mix of Glynwood and Pewamo loams toward the west. Tract 2 held 28 +/- acres considered good for hunting and recreation. There were some maturing hardwoods throughout and a small drain crossed the back northwest corner. Access was via a 50-foot owned easement to Kramer Road. Tract 3 was 40 +/- mostly-tillable acres, with approximately nine acres of woods in the northeast corner and a large county drain that cut through the northeast corner. The soils were mostly Blount, with a mix of Pewamo and Glynwood loams. Access was via a 130-foot owned frontage. Tract 4 had 5 +/- acres, a potential building site, and considerable road frontage along Kramer Road. The soils were mostly Blount loam with a strip of Pewamo loam across the middle. Tracts 1, 3, and 4 sold for $775,000 computing to $8,333/acre, while Tract 2 sold for $245,000, coming out to $8,750/acre. Millersburg - Kaufman Realty & Auctions presented 11.973 acres in two parcels on Nov. 22. Parcel 1 contained 6.573 partially wooded acres, with good spots for a homesite offering views. Parcel 2 was 5.4 mostly open acres, with a potential homesite providing magnificent views. The parcels shared a driveway. The pair sold combined for $394,000, equating to $32,907/acre. |
