REAL ESTATE AUCTION ROUNDUP BY WILLIAM FLOOD Illinois Buncombe – On Feb. 13, Joe Ollis Real Estate & Auction presented 100.932+/- acres with a home and pole barn in three tracts. Tract 1 included 46+/- acres with a 2008 move-in ready 4-bedroom/3-bath manufactured home of approximately 2,280 square feet, a two-car attached garage, public water, septic, propane forced-air heat, newer central A/C, and a Siemens whole-house propane generator. A 2007-built 40-by-60-foot pole barn with a 10-foot lean-to and automatic garage doors on each end complemented the home. The land featured open ground, pasture, woods, a 0.79-acre pond, and 16.5 acres enrolled in a CRP. Edgar County – On Feb. 4, Geswein Farm & Land auctioned 554+/- acres of prime farmland in six tracts. Each surveyed tract offered Class A & B soil productivity, was fertility tested every two years, and had good road frontage. Tract 1 contained 60.01+/- FSA crop acres, 100 percent tillable, with primarily Drummer silty clay loam, and Flanagan and Dana silt loams, with a Productivity Index of 140.5. Frontage was on 800th Road. Tract 2 comprised 82.534+/- acres with south end tiling, mainly in Drummer silty clay loam, Raub silt loam, and Flanagan silt loam soils, and a Productivity Index of 140.5. Frontage was on 800th Road. Tract 3 held 82.456+/- acres, mainly Drummer silty clay loam, and Dana and Flanagan silt loams, with a Productivity Index of 137.7. Frontage was along 800th Road and 250th Street. Tract 4 contained 103.89+/- acres, 97.61+/- tillable, with Drummer silty clay loam, Xenia and Camden silt loams, with a Productivity Index of 128.2. Indiana Cambridge City – Schrader Real Estate and Auction Co. held a simulcast auction on Feb. 19 of 30+/- acres with a country farmhouse, offered in two tracts. Tract 1 contained 27+/- acres, nearly all tillable, with predominantly Miami and Crosby-Celina silt loams and a corn Productivity Index of 148. Frontage was along Goose Heaven Road and State Route 1, with easy access to I-70, U.S. 40, and Cambridge City. Tract 2 offered 3+/- acres with a 1.5-story 3-bedroom/2-bath farmhouse fronting Goose Heaven Road. The tracts sold combined for $380,000. Colfax – On Feb. 23, Halderman Real Estate & Farm Management auctioned 276.28 acres in 3 tracts. The level to gently-rolling ground included farmland, woods, a creek, and potential building sites. Soils were mainly Fincastle and Ragsdale silt loams, and Mahalasville and Cyclone silty clay loams. Tract 1 consisted of 155.8+/- acres (151.1+/- tillable). Tract 2 included 40.48+/- acres (19.6+/- tillable, 18+/- woods) with a 2.7+/- acre building site and a 26-by-48-foot open-sided tool shed. Tract 3 contained 80+/- acres (79.3+/- tillable). Tract 1 sold for $2,160,000 ($13,863.93/acre); Tract 2 for $420,000 ($10,375.49/acre); and Tract 3 for $1,370,000 ($17,125/acre). The sale is currently pending. Kentucky Bardwell – Harris Real Estate & Auction conducted an absolute auction on Feb. 27 of 48.13+/- acres in one tract. Primarily open, tillable, productive farmland, it offered strong potential for row crop production. The property sold for $440,000 ($9,142/acre). Calhoun – Heron Auction & Realty held an absolute bankruptcy auction on Nov. 19 of 170.23+/- acres offered in 9 tracts, including five homes served by county water, 50 poultry broiler houses, and all mineral rights, located approximately 12 miles from the Tyson processing plant and hatchery. Tract 1 contained 21.51+/- acres with eight 1997-built 43-by-510-foot broiler houses, a gravel access road, and a pond. Tract 2 comprised 13.181+/- acres with eight broiler houses and 1,800 feet of gravel frontage on Honeysuckle Lane. Michigan Coleman – On Feb. 18, Miedema’s LastBid Real Estate conducted an online auction of a municipality-approved green-zone indoor/outdoor grow facility on 19 wooded acres across five parcels. The property included a 1,560-square-foot 3-bedroom/1.5-bath home with partial basement and covered porch, 4,500 square feet of new indoor grow space, two fully equipped 30-by-100-foot greenhouses, and 2+/- acres fenced and irrigated for outdoor growing. Additional improvements included new 40-by-100-foot and 30-by-50-foot steel buildings and a 30-by-36-foot pole building. Utilities featured three separate electric services: 200-amp for the home, 1,400-amp for the new buildings, and 200-amp for the greenhouses and outdoor grow area. Extensive security included over 50 cameras. A clean LLC with two Class C licenses was available for transfer if desired, and over $200,000 in unused equipment was offered to the high bidder for $75,000. The facility sold for $221,000. Ohio Edgerton – United Edge Real Estate and Auction Co. held an absolute land auction on Feb. 26, offering 20+/- acres in three tracts. The soils consisted primarily of Seward loamy fine sand, Ottokee fine sand, and Glynwood and Blount loams, suitable for farming or future development. Tract 1 included 2.0+/- acres with a strong building site, and Tract 2 offered 2.0+/- acres with a building site. Tract 3 comprised 16.01+/- acres, suitable for farming independently or in combination with the other tracts. The parcels sold together for $280,000 ($14,000/acre). Paris – On Feb. 11, Sheridans auctioned 160 productive acres in one tract. The property included 116 tillable acres with Brookston and Crosby soils offering strong yield potential, along with 38 wooded acres for recreation or future timber value. Improvements featured a 2000-built, 1-story, 5-bedroom, 3-bath home totaling 3,197 square feet, with a 3-car attached garage and full unfinished basement. The offering presented an excellent opportunity to subdivide the home and/or wooded acreage for resale. The property sold for $2,075,000. |
