REAL ESTATE AUCTION ROUNDUP BY WILLIAM FLOOD Illinois Carbondale – On June 9, Joe Ollis Real Estate & Auction sold eight lots in the Pine Hill Play Court Subdivision, combining to approximately 0.92 acres. The level, cleared property, across the road from several hundred acres of U.S. Department of the Interior land, was accessible via Grassy Road (paved), then a dirt road to the lots. It was served by a well and septic of unknown condition, Protek fiber internet service, but no gas service. An original home had been removed, leaving two concrete pads and a wired 15-by-23-foot shed. Covenants allowed building of one single-family residence not exceeding 2.5 stories tall with up to a two-car garage. The package sold for $25,500 ($27,717/acre) Georgetown – Bauer Auction Service conducted an online-only absolute auction June 17 featuring a 4-bedroom home on 6.53 acres offered in three tracts. Tract 1 consisted of a 0.91-acre parcel improved with a 4-bedroom, 2.5-bath all-electric home with a newer roof, updated kitchen, two wood stoves, a partially finished basement, attached garage, deck and gazebo, and a 4,400-square-foot Morton pole building featuring a three-bay, concrete-floored section and 12-foot rollup door. Tract 2 was 4.94 acres with a 3-acre pond, potential building sites, and an approximately 118,000-square-foot Morton building partitioned for horse stalls, an open riding arena, insulated tack room and a loft for hay storage. Tract 3 was a 0.68-acre corner building lot measuring approximately 170 by 175 feet. Tract 1 sold for $132,000, Tract 2 for $106,500, and Tract 3 for $6,000. Indiana Salem – Beckort Auctions conducted an online-only auction June 24 featuring 128+/- acres, offered in three tracts, individually or in combination. Soils consisted mainly of Bedford, Bromer and Crider silt loams. Rural water was available and all mineral rights conveyed. Tract 1 consisted of 42.6+/- mostly-tillable acres with approximately 1,600 feet of road frontage along East Broadway Road. The tract was further divisible per county rules. Tract 2 included 45.473+/- mostly-tillable acres adjacent to the Jackson-Washington State Forest. Tract 3 was 39.958+/- acres, also adjoining the state forest, with approximately 23 open acres and the rest wooded, with a barn and pasture subject to a lease through Dec. 31. The tracts sold combined for $1,260,000 ($9,844/acre). Shipshewana – On June 9, Bright Star Real Estate Services conducted a phone-bid auction of a commercial greenhouse operation on 5.59 acres. Located along the Pumpkinvine Trail on the north side of Shipshewana, the business had a history of high retail traffic and offered opportunities for expansion or repurposing. The property included nine greenhouses (seven approximately 25 by 95 feet, two approximately 30 by 150 feet, each with associated equipment), a 40-by-70-foot pole building with a porch set up as a retail storefront, a second 40-by-60-foot pole building with overhead doors used as a maintenance shop. The facility sold for $955,000. Kentucky Corydon – Herron Auction & Realty conducted an online-only auction June 23 featuring a 1,048-square-foot, 2-bedroom/1-bath home on 1.65+/- acres. The property included a detached two-car garage and a fenced backyard. The home required updating but offered potential for renovation or investment. It sold for $70,500. Lexington – On June 30, Noel Auctioneers and Real Estate Advisors conducted an online-only auction of 7.99 acres of commercially zoned land. Zoned I-1 (light industrial), with frontage on Georgetown Road, the parcel offered potential for warehousing, logistics, light manufacturing, research facilities, flex offices or similar commercial uses. The property sold for $960,000. Michigan Carsonville – Schrader Real Estate and Auction Co. presented 125+/- acres of nearly all tillable farmland in two tracts on June 25. The land offered approximately 106 FSA tillable acres with productive Londo and Losco soils and road frontage along Snover Road and North Ridge Road. Tract 1 consisted of 45+/- acres, while Tract 2 had 80+/- acres. The tracts sold combined for $854,900 ($6,839/acre). Reese – Miedema’s LastBid Real Estate conducted an online auction June 15 featuring 40 acres of agricultural land with income potential, usable for continued farming or other business development. Previously used as a sugar beet piling site, half of the property consisted of a gravel storage yard with a scale and pole barn. The other half was productive tillable farmland leased for the 2026 growing season with harvest rights retained by the tenant. The property sold for $411,000. Ohio Caldwell – On June 16, Kaufman Realty & Auction conducted an online-only absolute auction of 77+/- acres of recreational and farm property with a 3-bedroom/3-bath home. The home featured a detached two-car garage, partially-finished walkout basement, enclosed porch, and deck overlooking the countryside. The property offered an old bank barn, 1.5-acre pond, stream, hay fields and wooded acreage. Mineral rights were reserved, although ownership of a domestic gas well providing free gas to the property transferred with the sale. The property sold for $810,000. Huron County – DYE Real Estate & Land Company conducted a live auction at the Attica Independent Fairgrounds of 121.1087+/- acres near Willard. The single tract included approximately 116.4 tillable acres mainly in Cardington silt loam and Lenawee and Condit silty clay loam soils and an NCCPI rating of 75.92. Recent data showed 19.03 acres in wheat with a PLC yield of 73 bushels, 38.58 acres in corn with a yield of 147 bushels, and 57.49 acres in soybeans, with a yield of 44 bushels.
