Northern Indiana farmland sold at February 9 auction
NORTH MANCHESTER, Ind. — Halderman Real Estate Services, Inc. recently sold at auction 160 acres of farmland in Wabash County outside of North Manchester.

The land was sold in three tracts on Feb. 9 for a total $531,000.

Tracts 1 and 3 were purchased by a local investor. Tract 1 included five acres and a 1,952 square foot house and sold for $50,000. Tract 3 included 41 acres (13 acres in CRP with balance wooded and open land) and sold for $139,000 or $3,390 per acre.

Tract 2 included 114 acres (all tillable) and sold for $342,000 or $3,000 per acre sold to a local farmer.

On the same day, Halderman Real Estate Services, Inc. also auctioned 473 acres in six tracts just outside Laketon in northern Indiana. The land sold to six buyers for a total of $1.11 million.

Tracts 1 and 2 included 216.23 acres (144 acres tillable, 45.7 acres in CRP and 26.53 wooded acres). They sold to a local farmer for $425,000 or $1,965 per acre.

Tract 3 included 10 acres (9.3 acres in CRP) and a local investor purchased it for $40,000 or $4,000 per acre.

Tract 4 included 91 acres (81 tillable, 6.5 acres in CRP and 3.5 wooded acres) and sold to a local farmer for $250,000 or $2,747 per acre.

Tract 5 included 27 acres (26.1 acres in CRP). It sold for $60,000 or $2,222 per acre to a local investor.

Tract 6 included 128 acres (110 tillable acres, 8.7 acres in CRP and 10 wooded acres). The land was bought for $335,000 or $2,617 per acre by a local farmer.
