3,723 acres sells in five tracts in Ohio; part of hunting ranch

Illinois
Elwood Township - On May 18, Ag Exchange auctioned 99 +/- acres in 5 tracts. Tract 1 consisted of 40 acres (37.07 tillable) with the buyer receiving $7,414 cash rent for the 2023 crop year. It brought $505,000 ($yuuuuubvg12,625/acre). Tracts 2, 3, and 4 were purchased together for a total of 55+/- acres, with the buyer receiving collectively more than $4,300 in cash rents through 2026. The winning bid for the package was $325,000 ($5,818/acre). Tract 5, with 4+/- (1.31 wooded) acres and the buyer receiving $785 crop rent through 2026, received a $45,000 high bid ($11,250/acre).

Nauvoo - 208.76 surveyed acres, known locally as the LLoyd and Vera Mohart Farm was offered in five tracts by Sullivan Auctioneers on May 22. The Hancock County property contained tillable cropland, homebuilding sites, and a country residence. All tracts had access to rural water and utilities. Tract 1 contained 64.73 acres with Ipava, Assumption, and Virden soils and was accessible via county road. The tract sold for $832,000 ($12,800/acre). Tract 2, selling for $255,750 ($7,750/acre), had 33.37 acres with Ipava, Keller, Assumption, and Clarksdale soils and access on two sides by county roads. Tract 3 was 83.39 acres of predominantly Ipava, Fishhook, Greenbush, and Clarksdale soils. County roads were accessible on two sides. It reached $763,600 ($9,200/acre). Tract 4 with 22.01 acres of Fishhook, Greenbush, Rozetta, and Lawson soil and state highway access hit $111,100 ($5,050/acre). Tract 5 contained the 4 bedroom/2 ½ bath farmhouse along with a 40 by 60 foot machine shed, two wood-frame barns, and a block building all sitting on 5.26 acres. The final bid for it was $140,000.

Indiana
New Haven - Schrader Real Estate and Auction Company liquidated 23+/- acres in three tracts sitting along North River Road in Allen County on May 22. Tract 1, going for $285,000, consisted of 2+/- acres with a 3 bedroom/2 bath home, a 42 by 60 foot pole building, and a SolarEdge solar electric generating grid. Tract 2 was 17+/- acres completely wooded in hardwoods planted in 2008 by the State of Indiana. It had 75 feet of road access, but had portions in the floodplain and was subject to a septic tile outfall going to the property’s drain from Tract 1 and the adjacent land owner to the east. The winning bid was $185,000 ($10,882/acre). Tract 3 was a “swing tract” that could only be bid upon by an adjacent land owner or acquired in combination with Tract 2. It contained 4+/- acres completely wooded with state-planted hardwoods. 

Kentucky
Owensboro - On May 9, Kurtz Auction and Realty auctioned a 1,064-square-foot, three-bedroom house in the small city of Owensboro as part of an estate settlement. The 1940s Cape Cod style home sat on a 60 by 125 foot lot, had a detached garage, and a newer roof and windows. The winning bid was $125,500.
Ohio 
West Liberty - Halderman Real Estate and Farm Management held a May 9 auction of five tracts totaling 3,723+/- acres that were part of the X-Factor Whitetails hunting ranch. Tracts included tillable land, wooded sites usable for hunting, and acreage suitable for secluded rural home lots. Tract 1 was 9.51+/- acres and included a 4,400 square foot hunters lodge constructed in 1988 and a 24 by 24 foot frame building. It sold for $265,000. Tract 2, selling for $355,000 consisted of 12.7+/- acres with a 4,095 square foot main house built in 2007. Bidding reached $1,940,000 for Tract 3, which held 168+/- acres (143 tillable), a 92 by 80 foot shop, and a 30 by 60 foot pole barn. Tract 4 was 106 non-tillable and wooded acres with no buildings. It sold for $675,000 ($6,368/acre). Tract 5, with nearly 77 acres, held a 2,896 square foot home built in 2009 along with a 24 by 60 foot pole barn. Bidding for it landed at $565,000.
