381 acres on the Illinois/Indiana border sell for $3.3 million

 Illinois

 

Concord Township - On June 7, Indiana’s Halderman Real Estate and Farm Management sold 381.26 acres in four proximal parcels in Iroquois County, Ill., and Newton County, Ind. Tract 1 contained 120+/- acres, with 113.22+/- tillable, 3.7+/- CRP, and 3.08+/- non-tillable. Tract 2 had 93.25+/- total acres, with 90.72+/- tillable. Tract 3 was 20+/- acres, all tillable. Tract 4 contained 148.01+/- total acres, with 139.2+/- tillable. The four sold combined for $3.32 million, equating to $8,707/acre.

 

Quincy - Sullivan Auctioneers offered 63.37 surveyed acres sold as one tract, known as the Maas Farm, on June 23. The property, presented as prime hunting and recreational ground, contained 16 acres of former cropland currently in grass and brush, and an older abandoned homestead with outbuildings. The parcel contained some hardwood and other thick timber including cedar. There were potential building sites, as ABS rural water and road access existed. The selling price was $373,883 or $5,900 per acre.

 

Indiana

 

Nappanee - On June 15, North Manchester’s Metzger Auction offered in eight tracts, 120+/- acres of high-quality productive cropland and potential building sites. Tract 1 was the smallest, with 1.5+/- acres. Tracts 3, 4, 7, and 8 were the largest, each consisting of 20+/- acres. Tract 2 held 18.5+/- acres and tracts 5 and 6 each had 10+/- acres. There was early bidding on several of the lots individually, but the entire package eventually sold for $2.3 million, calculating to $19,000 per acre.

 

North Vernon - Minnesota-based LandProz offered on June 15 two tracts comprising 37.25 acres, known locally as the Hockersmith Farm. Tract 1 contained 16.81 +/- deeded acres with 5 +/- tillable, with a WAPI value of 125.2. Included were a 3 bedroom/1 bath 1,215 square-foot home, 1,920 square-foot pole barn, and other outbuildings. Tract 2 was 20.44 +/- deeded acres, nearly all tillable, with a WAPI of 136.1 and rural water nearby. Combined, the two tracts sold for $485,000.

 

Kentucky

 

Philpot - As part of a local estate sale, Kurtz Auction and Realty offered 2.002 acres with mature trees containing a 1995 Clayton 3 bedroom/2 bath mobile home and detached carport converted to real property. The final bid was $120,000.

 

Michigan

 

Alma - Sykora Auctions auctioned 40 vacant acres as a single parcel on June 20. The parcel, with 33 feet of local road frontage, consisted of 7+/- open acres with the remainder wooded. The property is currently enrolled in PA-116 and PA-260 as a qualified agricultural exemption property. Oil, gas, mineral and wind rights were conveyed with the sale as did an existing drain tile easement with a bordering property. The acreage sold for $112,500, coming out to $2,812 per acre.

 

Ohio

 

Clayton - On June 24, Germantown’s Walnut Harvest Auctions, in conjunction with Owner Land Realty, auctioned a mixed residential/commercial property on approximately ½ acre for $190,000. The main house was a 2,806 square-foot 3 bedroom/1 bath ranch built in 1962, with an unfinished basement and a 2-car attached garage. Also conveyed was a 30-foot-by-64-foot pole barn with concrete floor and electricity listed in fair condition. A billboard on the property was suitable for advertising an onsite small business.

 

Allensburg - A 1,740 square-foot 3 bedroom/2 bath brick rancher with 14.4 partially-fenced acres (10 tillable), along U.S. Route 50, was sold by Wilson National LLC on June 10. The property included a 3-car attached garage and a 30-foot-by-44-foot pole building. It was auctioned with a reserve of $190,000; the winning bid came in at $360,000.
