Illinois

Bald Bluff Township - Merit Auctions conducted an online auction of the Kinnamon Farm on Oct. 3. The property consisted of 65.62 acres of nearly 100 percent tillable cropland (64.13 taxable). The property had a Productivity Index of 119.9, with soil types including Seaton, Biggsville, Seaton-Timula, Joy, Edgington and Sawmill. 0.94 acres were in a CRP with annual payments of $282 expiring September 2032. It sold for $705,430 or $11,000 per acre.

Christian County - On Oct. 5, Farmers National Company held a live and online simulcast auction of the Anna Jo Brooks Revocable Trust Farm. 80 +/- acres, with 78 +/- acres of cropland, were offered in three tracts. Tract 1 was 98 percent tillable, with excellent natural drainage. Tract 2 was 93 percent tillable, with road access on two sides. Tract 3 was 99 percent tillable, also with road access. The parcels sold combined for $2,932,802 or $36,660 per acre. As of Oct. 31, settlement was still pending.

Indiana

Butler - Schrader Real Estate and Auction Company offered 115 +/- acres of excellent tillable ground in six tracts on Oct. 17. Tract 1 had 21 +/- acres of flat, tillable farmland with easy road access and potential building sites. Tract 2 also contained 21 +/- acres of flat tillable farmland with road access and potential build sites. The two sold combined for $440,000 or $10,476 per acre. Tracts 3 and 4 each had 10 +/- acres of flat tillable farmland with road access and potential build sites. Tract 5 was 21 +/- tillable acres with road access and was adjacent to the railroad. Tracts 3, 4 and 5 sold combined for $435,000 or $10,609 per acre. Tract 6, with 32 +/- mostly-tillable acres, with some woods, wetlands, and road access sold for $240,000 or $7,500 per acre.

Lewisville - On Oct. 10, Halderman Real Estate completed an online auction of the Kitchen Dance LLC property. The sale featured one tract of 160 level acres, with 155 acres of tillable, productive soil. It sold for $2,150,000 or $13,437 per acre.

Kentucky

Falls of Rough - Kurtz Auction and Realty sold 303.86 acres in two tracts on Oct. 19. Tract 1 consisted of 193.86 acres with 2,300 feet of road frontage. Approximately 26 acres were pasture; the balance was woods with mature timber. The tract featured a pond, barn and established shooting houses. Tract 2, located in both Breckenridge and Ohio counties, held 110 +/- acres with 30 feet of road access via easement through Tract 1. Approximately 11 acres were open ground; the balance was woods with mature timber, with established shooting houses. The two parcels sold combined for $1,002,738, equating to $3,300 per acre.

Fancy Farm - Harris Real Estate and Auction held an absolute auction on Oct. 21, offering a home and 192+/- acres in 10 tracts. The parcels were as follows: Tract 1, a 4-bedroom, 2.5-bath open-concept home on 4.57 acres; Tract 2, 5.47 acres; Tract 3, 11.21 acres; Tract 4, 30.96 acres; Tract 5, 36.61 acres; Tract 6, 34.45 acres; Tract 7, 40.84 acres; Tract 8, 9.59 acres; Tract 9, 10.21 acres; and, Tract 10, 7.62 acres. Tracts 1 & 2 sold combined for $170,000. Tracts 3-10 sold combined for $1,100,000 or $6,061 per acre.

Michigan

Fremont - On Oct. 17, Miedema’s LastBid Real Estate auctioned two parcels: a 3-bedroom, 2-bath well-maintained home on 2.5 acres fronting Clark’s Lake and 20.5 additional acres with a large barn. The barn was used as an equestrian center, outfitted with 32 stalls, a 100-foot-by-300-foot indoor arena, storage areas, hay loft, feed room, wash/groom stations, two tack rooms, and a 1-bedroom/1-bath air-conditioned apartment. The two parcels sold combined for $1,567,309.

Ohio

Fredericksburg - Kiko Auctioneers held an onsite auction on Oct. 18 of an 11,800-square-foot pre-engineered steel building suitable for food-grade, retail, warehouse, or manufacturing uses. Constructed in 2017, the building featured 20-foot eaves with fiberglass roof insulation over 8-inch injected-foam steel-framed walls. The processing, warehouse, and cooler areas were finished with fiberglass-reinforced plastic panels. A 28-foot-by-80-foot cooler/freezer room had two truck docks with 8-foot-by-8-foot overhead doors. A 28-foot-by-80-foot truck drive bay had two 14-foot-by-14-foot overhead doors and a block firewall separating it from the finished areas - a receptionist area, two bathrooms, and a lunchroom. Utilities included 480-volt, 3-phase underground electric, public water/sewer, and gas. The building sat on three acres with ample aggregate parking and pre-planned excavation for future building expansion. The selling price was $1,500,000.

Urbana - On Oct. 12, Harvey+ auctioned 52.3 +/- acres with a brick ranch home and barn. The 1,728-square-foot house, in need of TLC, featured 4 bedrooms, 2 bathrooms, a two-car attached garage, propane heat, and central air. The property included a 1981-built, 60’x45’ Morton building with stalls, sitting on 32 level to rolling tillable acres, and 19 additional acres of woods and stream. The selling price was $460,000.
