Illinois auction by Schmid saw farmland selling at $13,075 an acre

Effingham County - On November 8, Schmid Auction sold 80+/- acres as part of the Deborah D. Nelson GST Trust. The parcel contained 72.67 +/- tillable acres with a Soil Productivity Index of 119.47. The current crop belonged to the existing farm tenant, with farming rights conveyed to the new owners February 1, 2024. The property sold for $1,046,000 equating to $13,075/acre.


Palmyra - Cory Craig offered 80 +/- acres on November 15. 32.58 acres were Class B cropland, 7.31 acres were Class D cropland, and 36.76 acres were woodlands. Soils included 46.7% Keomah, 17.9% Bunkum-Atlas, 10.5% Rozetta, and 8.3% Clarksdale. The ground was currently in hay. A 1-acre building site contained a 60’x27’ manufactured home in fair condition, with drilled well, private septic, and electric. 2.10 acres held a pond and 0.25 acres were non-tillable. The selling price was $570,000 or $7,125/acre




Clinton County - On November 21, Halderman Real Estate & Farm Management auctioned 294.08 level to gently-rolling acres in 4 tracts known locally as the James and Sharp Farms. Tracts 1-3 were located in Center Township; Tract 4 was sited in Michigan Township. All had access to Michigantown Road. Tract 1 contained 63.51 +/- acres, with 46.4 +/- tillable, 15 acres in woods, and approximately 2 acres non-tillable. Tract 2 held 92.44 +/- acres, with 90.7 +/- acres tillable and 1.74 +/- acres non tillable. Tract 3 was 63.84 +/- acres, with 61.2 +/- acres tillable, and 2.64 +/- acres non-tillable. Tract 4 contained 74.29 +/- acres, all tillable. Across the parcels, the majority of soils were Fincastle-Crosby, Miami-Crosby, Patton, and Treaty. WAPI was 162.1. While sold in full for $3,533,000 ($12,013/acre), Tracts 1 & 2 were not combinable with Tracts 3 & 4 due to separate ownership.


Monroe Township - Lawson and Company held a sale of 56.02 +/- acres with potential building sites on November 14. The property contained 36.86+ tillable acres and 12.40+ potentially-tillable acres currently in hay. Soils consisted mostly of Xenia and Reesville with a WAPI of 147. The remaining acreage was woods, pasture, and creek. The property sold for $504,180 or $9,000.00/acre.




Benton - On November 9, Harris Real Estate & Auction offered 9+/- acres as 5 tracts and a residential lot. Tract 1 held a 3-bedroom/2-bath brick home on 2.71 acres. Tract 2 had 4.53 acres, Tracts 3 and 4 each had 0.72 acres, while Tract 5 consisted of a 0.46-acre residential lot. The property was considered to have commercial potential. All parcels had ample road access. Tracts 1-4 sold combined for $100,000. The lot sold for $2,500 equating to $5,434/acre.


Hawesville - On November 14, Kurtz Auction & Realty offered 7 tracts containing a historic home and 52.018 acres. Tract 1 consisted of 10.170 acres with the circa 1842 Beauchamp House, 7 barns of various sizes, 40’ of frontage along SR-3453, and potential building sites. Tract 2 held 4.334 acres, a barn, a pond, 649’ of frontage on SR-3543, and a hilltop building site. Tract 3 was 2.633 acres, with 323’ along SR-3543 and a hilltop building site. Tract 4 was 5.683 acres at the corner of US-60 and SR- 3543 accessible by a 40’ easement, with tillable acreage, potential building sites, and/or commercial potential. Tract 5 held 6.338 acres with frontage along US-60, access via a 40’ easement, with tillable acreage, potential building sites, and/or commercial potential. Tract 6 was 7.095 acres with frontage along US-60 accessible via a 40’ easement, with tillable acreage, potential building sites, and/or commercial potential. Tract 7 contained 15.765 acres with 283’ frontage along SR 3543 accessible via a 40’ easement with hilltop building sites and/or potential commercial potential. The property sold in its entirety for $492,188.




Hartford - Miedema Auctioneering’s LastBid sold a possible mixed-use building on Main Street near the center of town on November 29. The restorable 5,400-square-foot, 2-story building had 3,400 square feet on the lower level, with two entrance doors on Main Street. Additional entrances and parking were in back. The upper floor held 2,000 square feet accessible by its own entrance and stairway. With approval, the building could house two residential or retail spaces. It sold for $18,001.




Cedarville - on November 28, Harvey+ offered 3 tracts totaling 20 +/- acres. Tract 1 contained 5 acres with a 1996-built, 2-story, 3,000-square-foot 4-bedroom/4-bath home. The tract also featured a 2-car detached garage and a 2020-built 120’x60’ barn with 10 stalls. Tracts 2 and 3 held 12 acres and 3 acres of vacant land respectively. Tract 1 sold for $290,000. Tract 2 went for $100,000 or $8,333/acre, while Tract 3 reached $37,000 or $12,333/acre.


Union City - Bussey Brothers Auctioneers sold as two tracts, 198 +/- acres known as the Hart Farm on November 16. Tract 1, at the corner of SR-502 and Springhill Road, was 118.27+ acres with a refurbishable 2-bedroom house with a 2-bay garage, 80’x120’ shop with partial concrete floor, and 5 grain bins with 50,000 bushels of storage and a dryer. Renters currently occupy the house and buildings. The acreage contained 106+ tillable acres, with 10 acres of woods. Soil types included Miami and Crosby. Tract 2, located in Union City Indiana, held 80+ acres with 58+ tillable and the rest in woods and creek, with potential homesites. Tract 1 sold for $3,200,000 while bidding for tract 2 reached $1,250,000 or $15,625/acre.
