Illinois

 

Oskaloosa Township – Schmid Auction held a zero buyer’s premium online-only auction of 43 +/- acres on Feb. 22. The fully tillable acreage offered a soil productivity index of 118 and frontage on Oskaloosa and Xenia-Iola roads. Farming rights were granted at closing. The property sold for $530,711, computing to $12,125/acre.

 

Taylorsville – On Feb. 1, Cory Craig held the Burnett Farmland Auction, featuring live and online bidding, and a zero buyer’s premium. 100+/- acres were offered. Soil makeup was 80.3 percent Virden and 19.7 percent Herrick. Tenancy was available for 2024. The parcel sold for $2,010,000 or $20,100/acre.

 

Indiana

 

San Pierre – Halderman Real Estate and Farm Management offered 197.56 level to gently-rolling acres, locally known as the Nielsen Trust, on Feb. 26. Auctioned as four tracts, the property consisted of 183.830 tillable acres, 8.780 acres in woods, and 4.950 acres designated as “other.” The tracts sold combined for $1,255,000 or $6,352.50/acre.

 

St. Joseph County – On Feb. 15, Metzger Property Services held a zero buyer’s premium auction of 98+/- acres of productive cropland with development potential. Offered in five tracts, Tracts 1 and 2 each held 20+/- acres of cropland; Tract 3 contained 21 +/- acres of cropland; Tract 4 held 32.29+/- acres of cropland; and Tract 5 consisted of 4.78+/- acres of cropland with a great potential building site. The parcels sold combined for $620,000 equating to $6,326/acre.

 

Kentucky

 

Mayfield – Harris Real Estate and Auction sold 23 +/- acres in 11 tracts on Feb. 17. The specifics were: Tract 1: 2.3 acres with a 3-bedroom/2-bath berm home with stone fireplace; Tract 2: 3.40 acres; Tract 3: 2.45 acres; Tract 4: 2.67 acres; Tract 5: 1.89 acres with a stocked pond; Tract 6: 2.25 acres; Tract 7: 2.27 acres; Tract 8: 1.79 acres; Tract 9: 1.90 acres; Tract 10: 1.40 acres; and, Tract 11: 0.53 acres with a barn, shop, and carport. The tracts sold combined for $425,000.

 

Owensboro – On Feb. 29, Kurtz Auction and Realty auctioned absolute, a 2-bedroom/1-bath house on a wooded in-town street two blocks from state route 54. The one-story house featured vinyl siding, central HVAC, replacement windows, and a new roof. It sold for $66,000.

 

Michigan

 

Evart – Schrader Real Estate and Auction Company presented 222+/- acres in three tracts on Feb. 27. Tract 1, located in Orient Township, with access via 40th Avenue and 5 Mile Road, held 109.6 +/- nearly all tillable acres. Tract 2 consisted of 73.3 +/- acres, with a high percentage tillable, and road frontage on 2 Mile Road. Tract 3 was 39.5 +/- acres with mature trees, good for hunting and recreation. Tracts 2 and 3 were combinable for 112 +/- mixed acres. Tract 2 was also available separately with a 20-foot access easement. Tract 1 sold for $330,000 or $3,010/acre. Tracts 2 and 3 sold together for $315,000, computing to $2,793/acre.

 

Newberry – Held Feb. 13, Miedema’s LastBid Real Estate auctioned 11 level, cleared acres on the edge of the village of Newberry in Michigan’s Upper Peninsula. The property required some fill and new perk testing to be buildable. The final price was $15,250, calculating to $1,386/acre.

 

Ohio

 

Harrison County – On Feb. 27, Kaufman Realty and Auctions offered a 50 percent undivided interest in 86.54 acres of oil, gas, and minerals (43.27 net acres). The parcel was leased by HBP RHDK Oil & Gas LLC/DBA Red Hill, generating a 12.5 percent royalty. It sold for $331,100, equating to $7,700 per net acre.

 

Toledo – RES Auction Services offered 17 acres with agricultural or commercial possibilities on Feb. 29. The tract, consisting of two parcels, contained 13.5 tillable acres with Lenawee series soils. 370 feet of frontage on Telegraph Road provided convenient access to Toledo and Detroit. The parcel sold for $102,000 or $6,000/acre.
