 Illinois

 

Clark County - Schmid Auction held an online-only auction of two tracts on June 17. Tract 1 had 10.28 acres of tillable farmland. Tract 2 held 20 acres, with 10.8 tillable and 9.2 acres of wooded hunting land. Tract 1 reached $10,500 or $1,021/acre. Tract 2 sold for $6,625 or just $331/acre.

 

Pontoosuc - On June 25, Merit Auctions presented 9.5 +/- acres with a ranch-style home. The heavily wooded property offered river views and was accessible by Section Line Road. The dwelling featured 3 bedrooms/1 bath, a 2-car attached garage, and newer HVAC. The property sold for $86,000.

 

Indiana

 

Fulton County - Halderman Real Estate & Farm Management held an online-only auction of 472 +/- gently-rolling acres in five tracts on June 5. Tract 1 contained 152.28 +/- acres, with 49.4+/- tillable, 2.36 +/- wooded, and 0.52 +/- designated “other.” Tract 2 had 95.76 +/- acres, with 94.01 +/- tillable, and 1.75 +/- “other.” Tract 3 held 91.121 acres, with 90.22 tillable, and 0.901 “other.” Tract 4 had 96.44 +/- acres, with 89.32 +/- tillable, 5.69 +/- wooded, and 1.43 +/- “other.” Tract 5 contained 36.68 +/- acres, with 15.62 +/- tillable, 15.56+/- wooded, 3.41+/- non-tillable, and 2.09 +/- “other.” Soils were predominantly Crosier loam, Wawasee fine sandy loam, Barry loam, Metea loamy sand, Markton loamy sand, and Washtenaw silt loam. Access to Tract 1 was along U.S. 3. Access for tracts 2 - 4 was between State Route 25 and U.S. 31; for tract 5, access was at E 250 S. The selling price was $6 million or $12,704/acre.

 

Madison County - On June 20, Schrader Auction Company offered in three tracts, 24.36 +/- acres with an old beam barn. Tract 1 contained 4.4 +/- wooded acres, with the old 3-story good-condition beam barn formerly used as a summer place. The property had 500 feet of frontage on CR 150 N, well/septic, electric, and natural gas. A volume of personal property conveyed with tract 1. Barn occupancy was subject to county engineering and septic approval. Tract 2 held 10 +/- mainly pine-wooded acres. The plot contained a potential building site, driveway, and a segment of Turkey Creek. Tract 3 was 10 +/- acres in mature woods. The tract had a good building site, 400 feet of frontage on CR 150 N, and a segment of Turkey Creek crossing the property. The parcel could be combined with tract 2 or purchased separately. The tracts sold combined for $200,000.

 

Kentucky

 

Hardinsburg - Butler Auctioneers held an online-only auction on June 25 of three boat/RV storage buildings on 4.61 +/- acres near Rough River Lake. The investment contained two 60-foot-by-144-foot buildings, one 30-foot-by-144-foot building, and had room for additional storage units. The location was 1.7 miles to a local boat dock and 3.5 miles to Rough River State Park Lodge. It sold for $169,400.

 

Owensboro - On June 25, Kurtz Auction & Realty sold a package of 13 rental properties, consisting of one 3-plex, six 2-bedroom/1-bath single-family houses, three 3-bedroom/1-bath homes, two 3-bedroom/2-bath homes, and a 4-bedroom/1-bath dwelling. The units were in good condition with several featuring interior remodels, newer roofs, windows, AC, etc. Gross annual rents were $156,240 ($13,020/month). The package sold for $1,083,500.

 

Michigan

 

Essexville - Albrecht Auction conducted an online-only auction of 20 +/- acres with a home, party barn, and multiple outbuildings on June 25. The property had 15 +/- tillable acres currently in hay, was partially fenced, and held some tiled farmland. Soils were mainly Essexville loamy sand and Tappan loam. On the property was an older 4-bedroom/1-bath farmhouse with a full unfinished basement. Adjacent was a detached 28-foot-by-24-foot insulated steel-sided/roofed garage with electricity, stalls, hay loft, and tack shed. A 40-foot-by-60-foot insulated party barn featured a full kitchen, bathroom, concrete floor, loft, and multiple overhead and sliding doors. Also on the property was a 12-foot-by-21-foot shed, 18-foot-by-20-foot chicken coop, and 18-foot-by-20-foot pasture shelter. The property sold for $184,000.

 

Montague - On June 12, Miedema’s LastBid Real Estate auctioned a beautiful 12.7-acre parcel with Lake Michigan frontage. The fully wooded property sat on a bluff overlooking the lake, with trails leading to 470 feet of frontage. The property was equipped with well, septic, and underground electric. A backup generator was also onsite. It sold for $100,000 equating to $7,874/acre.

 

Ohio

 

Dalton - Kiko Auctioneers held an absolute auction of 2.1 acres with a ranch home on June 11. The property was not zoned. It sat on U.S. 30 with an 18,000-traffic count, providing an ideal business location with multiple options. On the property was a 3-bedroom/1-bath ranch-style home with a full basement and two-car garage. Utilities were gas, well water, and septic. The parcel sold for $165,000.

 

Utica - On June 24, RES Auction presented 165.6 acres with two homes and multiple outbuildings. The rolling acreage had 20 +/- acres of hay fields, with the rest mainly wooded. Mineral rights and leases conveyed. On the property were two homes: one was a 2,290-square-foot 4-bedroom/2-bath rancher; the other was a 1,456-square-foot 3-bedroom/1.5-bath rancher. In addition, the property had three pole barns: two 2,100-square-foot units and one 3,200-square-foot unit. The property sold for $1,127,250.
