 Illinois

 

Bluford - Harris Auctions offered a 4-bedroom home with a 2-car garage on 55 acres presented in three tracts. Tract 1 held the home, garage, and 5 +/- acres. Tract 2 contained 9.5+/- acres. Tract 3 had 40+/- acres, with 17+/- tillable. Tract 1 sold for $145,000. Tract 2 sold for $55,000, computing to $5,789/acre. Tract 3 sold for $270,000 or $6,750/acre.

 

Pawnee - Cory Craig held an online-only auction on Aug. 13 of two tracts representing the real estate of the John Lemen estate. Tract 1 contained a 19th-century, 2,918-square-foot, 6-bedroom/2-bath two-story home situated on approximately 8 acres in the city limits of Pawnee. The residence featured natural gas-forced air heat, central A/C, and had two small garages and a storage shed. Tract 2 contained 7.69 acres of timber and pasture in the city limits of Pawnee, with access at the corner of Monroe and 6th streets. Tract 1 sold for $65,500; Tract 2 sold for $32,000 or $4,161/acre.

 

Indiana

 

Fredericksburg - On Aug. 21, Beckort Auction concluded an online-only sale of 7+ acres, offered in two tracts. Tract 1 was 3.686+/- mostly wooded acres, with frontage on Brookside Lane. It included a 30-foot by 50-foot poured concrete foundation with 28-foot by 8-foot front and back porches and anchor bolts in place. The parcel also included two sheds; potential building sites, water onsite, and electric available. Tract 2 held 4.3+/- mostly wooded acres, with frontage on Brookside Lane. It included a shed with a front deck and rear lean-to, potential building sites, electric onsite, and water available. Tract 1 sold for $35,200 or $9,550/acre; Tract 2 sold for $25,850 or $6,012/acre.

 

North Webster - Hahn Auctioneers presented 46.3 acres in four parcels on Aug. 20. Parcels 1, 2, and 3 were each 5-acre potential building sites with frontage along Armstrong Road. Tract 4 contained 31.3 acres, with approximately 10 acres tillable and the remaining recreational land on Little Tippy Lake channel and CR 675 east. The parcels sold combined for $550,000, calculating to $11,879/acre.

 

Kentucky

 

Fancy Farm - On Aug. 6, Harris Auctions offered a brick home on 20.15 acres in five tracts. Tract 1 was 2.39 acres with the 3-bedroom/2-bath split-level home. Additionally, the tract had a 24-foot by 30-foot detached garage with a concrete floor, electricity, two electric overhead doors, plus two smaller metal outbuildings. Tracts 2, 3, and 4 were 3.15 acres, 3.47 acres, and 3.55 acres respectively, and offered good building sites. The parcels sold combined for $312,500.

 

Philpot - Kurtz Auction and Realty presented 44.881+/- acres in two tracts on Aug. 27. Tract 1 contained 24.836+/- acres, with approximately 9 acres tillable and the remainder in mature timber, with good potential building sites. Primary soil types included Hosmer, Belknap, and Wellston silt loams. The rear portion of the property was in a flood zone. The tract contained an old home in poor repair. The current lease provided free gas to the property. Tract 2 held 20.045+/- acres, with approximately 3.5 acres tillable, the remainder in mature timber, with good potential building sites. A portion of the tract was in a flood zone. Primary soil types include Hosmer, Belknap, and Bonnie silt loams. The tract had an old tobacco barn and 219 feet of frontage on Boston Laffoon Road. The current lease provided free gas to the property. The parcels sold combined for $538,572 equating to $12,000/acre.

 

Michigan

 

Ionia - On Aug. 13, Miedema’s LastBid Real Estate presented a home and vacant commercial land sold separately or together. Tract 1 consisted of 1.68 acres, zoned commercial, with an 1800s-era 4-bedroom/2-bath, 2-story, 2,500-square-foot brick home. Tract 2 contained 4.46 commercial acres on M-66, with a daily traffic count of approximately 15,000. Because of the zoning, multiple opportunities for the property existed. Tract 1 sold for $154,500.00. Tract 2 bid to $69,500.00 or $15,582/acre.

 

Millington - Albrecht Auction held an online auction of 212+/- acres of farmland in three tracts on Aug. 27 on their BidNow platform. Tract 1 was 73.35+/- acres with approximately 473 feet of frontage on South Vassar Road and 2,640 along Swaffer Road. There was older field tile on the property with no map available. Soil types included Pipestone sand, Erie-Huron Lake plain, Cohoctah sandy loam, and Rapson and Granby loamy fine sands. Tract 2 had 80+/- acres of farmland, with approximately 2,640 feet of frontage on Belsay Road. and 1,320 on Murphy Lake Road. There was older field tile on the property with no map available. Soil types were mainly Tappan-Avoca complex, Rapson loamy fine sand, and Cohoctah sandy loam. Tract 3 held 58.8+/- acres of farmland with approximately 1,089 feet of frontage on Murphy Lake Road. There was older field tile on the property with no map available. There was also a ditch running east/west through the middle of the property and the buyer would need to install a culvert if not also buying Tract 2. The adjacent house on 1.2 acres was not included. None of the parcels were in PA116 and were available to farm in 2025. Tract 1 sold for $387,500 or $5,283/acre. Although not combinable, Tracts 2 and 3 sold to the same bidder at $507,500 ($6,344/acre) and $276,000 ($4,694/acre) respectively.

 

Ohio

 

Antwerp - Schrader Real Estate and Auction Co. offered 60.8+/- acres offered in 1 tract on Aug. 12. The property was split off of two original tax parcels. It had road frontage along Road 144, just east of Township Road 21. The southern boundary was a large open ditch and the buyer would need to install a culvert for spring planting. The soils are mostly Hoytville Silty Clay. The seller was to pay the buyer the fall proceeds from the 2024 crops. It sold for $850,000 equating to $13,980/acre.

 

Dundee - On Aug. 27, Kaufman Realty & Auctions presented 97+ acres offered in 3 tracts. Tract 1 contained 41.2+/- acres, partially wooded and in open field, with approximately 144 feet of frontage on SR 93. Tract 2 was 14.7+/- acres, with approximately 296 feet of frontage along SR 93. On the parcel was a 3-bedroom/2-bath two-story farmhouse and a 1-bedroom/1-bath spring/guest house. Additional buildings included a 50-foot by 70-foot pole building, a 44-foot by 70-foot barn, sheds, and a 10-foot by 20-foot finished playhouse. Utilities included city water and sewer. Tract 3 was 41.3+/- well-balanced acres in woods and open land, with approximately 136 feet of frontage. There was a 17-foot by 31-foot nearly finished lofted cabin with cedar interior and a stocked pond. The tracts sold combined for $2,325,000.
