Tract 1 consisted of 160 acres (137.39 tillable) with a Productivity Index of 131.14. It included 14.4 acres in CRP, generating $4,320 annually until September 2027. Another 2.09 acres contained two older grain bins, one a 17K-bushel and the other inoperable. The 2024 yields were 235.98 for corn and 74.05 for beans. Tract 2 had 160 acres (158.4 tillable), was partially tiled in 2022, and had a Productivity Index of 141.39. The 2024 yields were 235.98 for corn and 74.05 for beans. Tract 3, also partially tiled in 2022, had 160 acres (155.88 tillable) and a Productivity Index of 136.89. It included 3.51 acres in a CRP, paying $836 annually. The 2024 yields were 235.98 for corn and 74.05 for beans. Tract 4 consisted of 160 acres (99.97) tillable with a Productivity Index of 132.62. Taylorsville - On Feb. 20, Corey Craig offered 70 surveyed acres in one tract, known locally as the Brodsky/Atkinson farmland. The parcel included 34+/- acres plus another 36+/- acres, separated by a grass waterway. The soils were primarily Virden and Herrick, with a Productivity Index of 135.6. Recent yields were: corn 15.06 PLC/yield 154, soybeans 13.85 PLC/yield 46, and wheat 0.34 PLC/yield 50. Tenancy began this year. The parcel sold for $1,002,750, or $14,325 per acre.
Indiana Decatur - On Feb. 10, Krueckeberg Auction & Realty auctioned 57 +/- acres of mostly tillable land, primarily composed of Blount and Glynwood silt loams, and Pewamo silty clay soils. Recent crop data showed 13.90 acres in corn, 25.50 acres in soybeans, and 16.30 acres in wheat. The parcel sold for approximately $1 million, or $17,543 per acre.
Goshen - On Feb. 5, Bright Star Real Estate Services presented a turnkey venue and Airbnb business known as Country Strong Events. Sitting on five acres, the facility included a 4-bedroom/3-bath home, used as an AirBnB and rented during events, accommodating up to 14 guests. Also on-site was an events barn with a bar and dance floor that could host up to 200 guests. Features included a “get-ready” suite for weddings, a private saloon, often used as a groom’s suite, an office with kitchenette, and ample parking. The package, including furnishings and decor, sold for $742,000.
Michigan Paw Paw - Miedema’s LastBid Real Estate offered on Feb. 25 a 7,400-square-foot building, zoned for agricultural use, on 4.39 acres at M-40 and 42nd Avenue. Previously an Elks Lodge, the building featured a kitchen, walk-in cooler, restrooms, large open spaces, office and garage area. The interior was unfinished and required drywall and plumbing reconnection. A new roof was installed in December 2023. The exterior had parking and a picnic shelter. The property was served by well, septic, and propane, and was prepped for air conditioning but needed new units. It sold for $133,000.
Ohio Graysville - Kiko Auctioneers held a simulcast auction on Feb. 15 of 224.5 acres with a three-bedroom cabin home adjacent to the Wayne National Forest. Sold as a single parcel, the property featured 24-foot by 40-foot, 3-bedroom/1-bath year-round cabin outfitted with a loft, mudroom, utility room, first-floor full bathroom, and full kitchen. It was equipped with a gas furnace, central air, electric baseboard backup heat, well and septic. Outside stood a 24-foot by 24-foot garage with a concrete floor, 9-foot by 7.5-foot door, and full electric service complete with 220-volt service for a welder. Both the cabin and garage were re-roofed and upgraded in the last two years. The property featured a private gated drive, miles of trails, and multiple deer stands. Thirty acres were grass/hay meadows, with the rest wooded. The west half was timbered in 2005, the east in 2016, with select cuts of trees over 18 inches in diameter. Income from gas/oil wells averaged $3,200/year. The property sold for $1,074,591.
Strasburg – On Feb. 25, Kaufman Realty & Auctions conveyed as two tracts a 23-acre recreational property featuring trails, multiple ponds, possible building sites, and seller-owned mineral rights. Tract 1 was 7.3 acres with 549 feet of frontage. Included was a remodeled 1-bedroom/1-bath cabin with a kitchen, dining room, living room with a wood burner, well, septic holding tank, propane heater, and mini-split for heat and air. Adjacent was a storage barn. Tract 2 was 15.6 mostly wooded acres, with 899 feet of frontage, a pond, and multiple hunting blinds. Tract 1 sold for $330,000, computing to $45,205/acre. Tract 2 received $313,500 or $20,096/acre.
Kentucky Almo - On Feb. 1, Harris Real Estate & Auction offered 259.4 acres of high-quality farmland with prime building sites as eight tracts, each with frontage on Elm Grove Road or Mayfield Lane. Tract sizes were: Tract 1: 21.10 acres; Tract 2: 21.80 acres; Tract 3: 21.10 acres; Tract 4: 16.5 acres; Tract 5: 39.9 acres; Tract 6: 31.85 acres; Tract 7: 39.04 acres; and Tract 8: 68.15 acres. Tracts 1-3 included 1.39 acres in CRP with an annual payment of $75 until September 2029, and another CRP contract covering 7.34 acres with $422 annually until September 2030. Tract 8 featured 11.23 acres in the Safe-KY bird and grassland CPP with an annual payment of $1,798 until September 2032. Tract 1 sold for $100,000 ($4,739/acre); Tract 2: $120,000 ($5,505/acre); Tracts 3 & 4: $192,500 ($5,120/acre); Tract 5: $210,000 ($5,263/acre); Tract 6: $130,000 ($4,081/acre); and Tracts 7 & 8: $700,000 ($6,530/acre).
Owensboro - On Feb. 17, Kurtz Auction & Realty offered a package of four homes and an in-town lot. 925 W Second Street featured a duplex with two 2-bedroom/1-bath units, zoned B-4 (general business). One unit was rented for $400/month; the other was vacant. 1005 W Second Street also had a duplex with two 2-bedroom/1-bath units, zoned B-4, with one unit rented for $400/month and the other vacant. 1102 W Second Street included a duplex with a 3-bedroom/1-bath unit rented for $450/month and a vacant 2-bedroom/1-bath unit, also zoned B-4. 89 Gilmour Court offered a 2-bedroom/1-bath single-family home, rented month-to-month for $525. 1900 Cullen Avenue was a vacant 196-foot by 155-foot lot, zoned R-4 DT (inner-city residential). The entire package sold for $284,000.
