Curran - Corey Craig conducted an online retirement auction on April 7 of Cloyd Builders, Inc., including the real estate and construction equipment of the business after nearly 50 years of operation. The property included two move-in-ready buildings and other space situated on 1.97 acres of commercial real estate zoned I-1 near Springfield and I-72. Building 1 measured 40 by 104 by 12 feet and included two offices, reception area, kitchenette, and bathroom, along with a 40 by 40-foot addition featuring a 6-inch reinforced concrete floor and cold storage, served by two 10-foot insulated power overhead doors. The building was equipped with 200-amp electrical service, high-efficiency gas furnace, A/C, LED lighting, and a security system. Building 2 measured 40 by 96 by 16 feet, constructed in 1996 for cold storage. It featured a 6-inch reinforced concrete floor, a 3-foot insulated steel walk door, and six 12 by 14-foot insulated power overhead doors, along with 200-amp electrical service and LED lighting. Site improvements included 6-foot galvanized chain link fencing with 3-strand barbed wire perimeter, 20-foot rolling entry gate, 20-foot double swing gate, 12 by 12 by 8-foot storage shed with double steel door. The facility also featured LED lighting, approximately 12,000 square feet of 6-inch reinforced concrete paving, approximately 12,000 square feet of CA6 gravel equipment storage, and a mobile home pad with separate utilities generating $300/month in revenue. The property sold for $576,800. Vehicles, equipment, tools, and materials were offered under a separate sale.

 

Marion - Joe Ollis Real Estate & Auction held an online sale on April 14, featuring 20 +/- wooded acres in the heart of Marion, offered as a single tract. Although zoned R-2 (multi-family), with road frontage on three streets and city utilities available at the site, it was considered suitable only for recreational or non-traditional use. Mule Creek and a tributary wound through the property, and the majority of the parcel lay within FEMA floodway zone AE. Buyers were encouraged to review FEMA flood maps and consult with their insurance agents before purchase. The property sold for $60,250 ($3,013/acre). 

 

Indiana

Leavenworth - On April 23, Beckort Auctions presented 45+ wooded acres as two tracts. Once conveyed, the property was further divisible by the new owner if desired, and all oil, gas, and mineral rights were included. Tract 1 contained 31.448 +/- acres and was entirely wooded with mature timber; it featured a gravel parking area, 933 feet of frontage on Riddle Road, clear trails, an 8 by 10-foot shed, multiple deer stands, an active Patoka Water spigot, 3-inch water lines along the east side of Riddle Road, and electricity available at the road. Tract 2 consisted of 13.798 +/- unimproved acres, also entirely wooded with mature timber; it offered 272 feet of frontage on IN-62, a Patoka Water 8-inch main along the south side of IN-62, and water and electricity available at the road. The parcels sold together for $182,500 ($4,056/acre). 

 

Millersburg - On April 14, Bright Star Real Estate Services offered a 2023-built 1.5-story barndominium situated on 10 acres. The 1-bedroom/1-bath home was set up for off-grid living, with four large solar panels, a 6500-watt inverter, and two 100-amp lithium 48-volt batteries; no Nipsco electricity was connected. In-floor heat ran throughout, with separate zones for the living space and garage. Utilities included gas, solar, well, and septic. The property also featured a separate horse barn, a hay storage shed, and a 200-square-foot garden shed. The land included pastures and a garden. The property sold for $620,000; the sale is currently pending.

 

Kentucky

Knottsville - Kurtz Auction & Realty auctioned an 1800s-era house on 3 acres on April 1. The 2,432-square-foot, 3-bedroom/2-bath home featured an attached garage, gas heat, and central A/C. The property had approximately 280 feet of frontage on Highway 144 and 440 feet along Free Silver Road. Additional improvements included a 32 by 36-foot detached garage and a 32 by 36-foot barn with a 14 by 40-foot addition. The property sold for $255,000.

 

Paducah - On April 23, Harris Real Estate & Auction held an absolute auction of 20.23 acres as one tract. The farm featured a mix of open ground and timber, along with a pond that provided scenic views and recreational appeal. The layout offered multiple potential building sites and was well-suited for a mini farm, weekend retreat, or recreational land. The property sold for $195,000 ($9,639/acre). 

 

Michigan

Benton Harbor - Schrader Real Estate and Auction Company offered 77+/- acres of tillable land in two tracts on April 1. The property included approximately 75 tillable acres, a 700 GPM irrigation well, drip irrigation infrastructure, and two pole-type buildings. Tract 1 consisted of 72 +/- acres of productive farmland with Spinks fine sandy loam soils. It had been in hops production for the past seven years, with the sellers removing the related infrastructure prior to the auction and restoring the ground to tillable use. Tract 2 included 5 +/- acres with two pole-type buildings, both constructed in 2016. The first was a 60 by 80 by 22-foot building with concrete floors, in-floor drains, and two 19 by 11.5-foot powered overhead doors. The second was a 56 by 48 by 15-foot building with power garage doors on either end providing drive-through access; the east side was previously used for fertilizer application and storage, while the east half was used for equipment storage with access via three power garage doors. The tracts sold together for $721,000.

 

Ohio

Macksburg - On April 22, Kaufman Realty & Auction held an absolute auction of 40 acres in Noble County. The property was mostly wooded with some timber potential and accessed via a legal easement. It featured an established food plot and was located in a proven area for deer and turkey hunting, making it well-suited for hunting, recreation, or continued food plot use. The property sold for $154,000. 

 

Urbana - Harvey+ conducted an online-only real estate and personal property auction on April 22 featuring an older in-town property just a few blocks from the center of town. The 2-story 1,915-square-foot home had 4 bedrooms, 2 bathrooms, and a 2-car detached garage. The real estate sold for $126,000.
