The parcel was nearly 100 percent tillable, with Milford and Drummer soils, and had been improved with pattern tiling in 2016. Sesser - On Jan. 23, Joe Ollis Real Estate & Auction held an online-only sale of two adjacent historic houses, with a barn and an extra lot. Parcel no. 1, at 102 E Callie, was a 1,728-square-foot residence built in 1920 on a 0.32-acre corner lot. The 2-bedroom/2-bath residence featured central air and had ADA improvements including a ramped main level. Parcel no. 2, at 106 E Callie, was a 2-bedroom/1-bath 1915 Craftsman home on a 0.16-acre lot. It offered 1,120 square-feet of living space, original hardwood floors and woodwork, a full walkout basement, central air, a detached garage, and a barn in the rear. Both parcels shared a driveway on what was effectively an extra lot. Parcel 1 sold for $58,750, while Parcel 2 sold for $40,250. Indiana Georgetown - Beckort Auctions hosted an online-only auction on Jan. 28 of a home and 10+ acres presented in two tracts. Tract 1 contained a 1945-built single-story 1,745-square-foot 3-bedroom/2-bath home on 4.371 +/- acres, with frontage on Alonzo Smith Road. The residence featured a partially finished basement and a 3-car detached garage/shop with a concrete floor and electricity. The lot was mostly open, with mature shade trees and a pond. Tract 2 held 6.505 +/- mostly wooded acres, with a recent soil test and approved septic, making for a prime building site. There was a 50-foot easement to Alonzo Smith Road. However, buyers would have to construct a new driveway if they planned to build. The parcels sold combined for $255,000. LaGrange County - On Jan. 21, Hahn Auctioneers presented as 3 tracts, 80 wooded acres with potential building sites situated across from the Pigeon River Fish and Wildlife area. Tracts 1 and 2 each contained 20 acres, while Tract 3 held 40 acres. There were trails throughout the parcels, and each had 440 feet of frontage on route 300 N. Soils were principally Plainfield sand, Boyer loamy sand, and Wawasee loam. The tracts sold combined for $1.15 million, computing to $14,375/acre. Kentucky Almo - On Jan. 16, Harris Real Estate & Auction offered in seven tracts, 134 +/- acres of high-quality farmland with excellent building sites. The first four parcels were situated along Coles Campground Road: Tract 1 (6.25 +/- acres), Tract 2 (6.36 +/- acres), Tract 3 (6.38 +/- acres), and Tract 4 (76.69 +/- acres). Tract 5 (11.64 +/- acres) and Tract 6 (11.66 +/- acres) were located on Spring Road. The seventh Tract (15.18 +/- acres) was located on Wrather Road. Tracts 1, 2, and 3 sold combined for $235,000 or $12,375/acre. Tracts 4, 5, and 6 also sold combined, bringing $815,000, averaging $8,152/acre. Tract 7 sold individually for $122,500, equating to $10,506/acre. Lewisport - Kurtz Auction & Realty auctioned a commercial warehouse on 1.58 acres on Jan. 14. The single-tenant, 5,000-square-foot warehouse, built in 1968 and zoned I-1 (industrial), stood along 250 feet of frontage on U.S. Highway 60 West. The single-story building featured 25-foot ceilings, four loading doors, four grade-level doors, and 1,000 square-feet of parking space. It sold for $310,000. Michigan Shelby - On Jan. 14, Miedema’s LastBid Real Estate auctioned a single parcel of orchard property totaling 35.5 acres. Currently producing a variety of cherries, the land was level to gently rolling, offering multiple high spots with views for possible building sites. Frontage was along Buchanan Road and a local dirt road. It sold for $171,000, averaging $4,817/acre. Ohio Baltic - Kaufman Realty & Auctions offered 13.2 acres with good development potential on Jan. 22. The open and wooded property nestled both inside and outside the village of Baltic, had a shared pond, nice hilltops, and wooded outlines with nice views. Multiple access points included South, High and East Main streets. Mineral rights were included in the sale. The parcel sold for $345,000 equating to $28,750/acre. Summerfield - On Jan. 25, Kiko Auctioneers held an absolute simulcast auction of 110.4 acres of vacant land as one parcel. The rolling, wooded acreage had 1,300 feet of frontage along both sides of SR 146. Approximately 15 acres were on the road’s east side and approximately 95 acres were on the west. Gas and oil rights did not transfer. The property sold for $320,160, coming to $2,900/acre. |
