Illinois

Christian County – On Aug. 17, Cory Craig conducted the William L. Augur Farmland Auction, with 135.77 acres selling in two tracts. Tract 1 consisted of 79.92 acres, primarily in Sable, Ipava and Osco soils, with a PI of 141.1. Of approximately 75 crop-base acres, 38.61 were corn and 36.43 were soybeans. Listed PLC yields were 175 bushels per acre for corn and 52 bu/ac for soybeans, with recent yields: 2023 soybeans, 78 bushels; 2024 corn, 224 bushels; 2025 soybeans, 71 bushels. The tract also included 1.60 acres in a CRP (CP8A, waterway), with an annual $480 contract payment transferred to the buyer and remaining in effect through expiration, as well as two producing oil wells with oil royalties conveyed to the buyer. Tenancy was open for 2027. Tract 2 consisted of 55.85 acres, primarily Ipava, Osco, Sable and Buckhart soils, with a PI of 140.7, including 55.70 crop-base acres, with 27 acres in corn and 28.70 acres in soybeans. Listed PLC yields were 175 bu/ac for corn and 52 bu/ac for soybeans, with recent yields: 2023 corn, 227 bushels; 2024 soybeans, 72 bushels; 2025 corn, 245 bushels. The tract included one producing oil well, with oil royalties conveyed to the buyer, and tenancy open for 2027. Tract 1 sold for $1,145,500 ($14,336/acre) and Tract 2 for $826,000 ($14,790/acre).

Hancock County – LandProz auctioned 41.28 surveyed acres on Aug. 5. Approximately 18 of the acres were cropland, with a PI of 114 and paying $4,500 in annual cash rent. The balance offered strong recreational appeal, with timber, hardwood draws, a farm pond, and established food plots in a proven whitetail area. The property sold for $276,576 ($6,700/acre).

Indiana

Goshen – On Aug. 25, Bright Star Auctions presented a secluded 13.04-acre property with a 3-bedroom/3-bath home. The house featured a partially finished basement and attached two-car garage. The property also included a 24-by-36-foot pole barn with electricity, a stocked pond with dock, fenced pasture, fenced gardens and enhanced landscaping. The surrounding woods provided abundant deer and wildlife habitat. The property sold for $635,000 after a $475,000 starting bid.

Salem Township – Halderman Real Estate & Farm Management presented 160+/- acres of productive farmland in two tracts on Aug. 3. The level to gently rolling farmland was primarily composed of Whitepost-Gilford fine sandy loams, Rensselaer-Radioville loams, Brems-Morocco loamy fine sands, and Maumee-Gilford complex soils, with WAPI ratings of 146.7 for corn and 38.9 for soybeans. Tract 1 consisted of approximately 40 acres, including 39.5 tillable acres and 0.5 acres classified as “other.” Tract 2 included approximately 120 acres, with 119 tillable acres and 1 acre classified as “other.” The two tracts sold together for $2,050,000 ($12,813/acre).

Kentucky

Owensboro – On Aug. 13, Kurtz Auction & Realty conducted the sale of 7.826 acres, featuring three buildings with zoning for Light Industrial (I-1) use. The property included a 158-by-40-foot building, a 40-by-60-foot shop, and a 160-by-40-foot equipment shed. The property sold for $450,000.

West Paducah – Harris Real Estate & Auction presented 53.87 acres offered in five tracts on Aug. 25. The property offered approximately 48 acres of tillable land, a 3-bedroom/2-bath home, multiple potential building sites, and additional improvements. Tract 1 contained 4.34+/- acres and the home. Tracts 2 through 5 consisted of 16.06+/-, 10.18+/-, 9.75+/-, and 13.54+/- acres, respectively. Tract 1 sold for $230,000, while Tracts 2-5 sold combined for $445,000 ($8,984/acre).

Michigan

Hickory Corners – On Aug. 5, Miedema’s LastBid Real Estate sold a former 39-acre hop farm with 28 acres of trellis systems and approximately 13,740 square feet of buildings. Zoned agricultural, the property included an 1,800-square-foot office with approximately 600 square feet of attached interior garage space, a 2,000-square-foot dirt-floor pole barn for storage or equipment, and an 11,940-square-foot hop processing facility with a 4,800-square-foot harvest room, 1,200-square-foot cooler, 4,200-square-foot packing room, and 1,800-square-foot dryer room. The complex sold for $770,000.

Ohio

Uniontown – Kaufman Realty & Auction conducted the absolute auction on Aug. 29 of an 8.05-acre hobby farm with a 3-bedroom/2.5-bath home. The two-story home had a full basement and recreation room, and was serviced by updated electric, private well and septic, whole-house water treatment, and natural gas heat and hot water. The property had 540 feet of road frontage on Market Avenue and was within walking distance of Lake High School. Outbuildings included a 26-by-32-foot, three-bay detached garage; 40-by-40-foot shop with attached 24-by-40-foot barn; chicken coop; and garden shed. It sold for $315,000.

Washington Township – On Aug. 12, Kiko Auctioneers & Realtors conducted an absolute auction of 30.21 acres of open and wooded land, offered in three parcels. The property featured elevated countryside views, with gas and oil mineral rights retained by the seller. Parcel 1 consisted of approximately 7.5 acres of open land with 333 feet of frontage on Buttercup Rd.; Parcel 2 had approximately 7.5 acres of open land with 242 feet of frontage; and Parcel 3 included approximately 15.2 acres of open and wooded land with 50 feet of frontage. The parcels sold combined for $335,633 ($11,109/acre).
