 Illinois

 

Rushville - Sullivan Auctioneers presented 87.61 surveyed acres in 3 tracts. Tract 1 held 37.58 acres. 26.75 acres were cropland with Rozetta and Keomah soils and a Productivity Index of 117. The balance was wooded. Rural public water and road access was available on two sides. Tract 2 contained 38.22 surveyed acres. 31.72 were cropland with Rozetta and Keomah soils and a Productivity Index of 118. One side offered rural public water and road access. Tract 3 was improved with a 1.5-story log home, 26’x28’ detached log garage, and 30’x50’ metal storage building, all situated on approximately 10 mostly-wooded acres. Rural public water and road access were on one side. Tracts 1 and 2 were sold to the same bidder for $368,600 ($9,700/acre) and $366,700.00 ($9,650/acre). Tract 3 sold to another bidder for $276,000.

 

Watson - On July 10, Schmid Auction sold 12.16 acres, considered prime hunting or farmland, as a single tract. 182 bids took the property to $10,750 per acre, totaling $130,720. 

 

Kentucky

 

Utica - Kurtz Auction & Realty held a July 27 sale of 79.143 acres offered in three tracts. Tract 1 consisted of 29.639 mostly tillable acres, zoned A-R (Rural Agricultural) and B-4 (General Business). Soil types included Belknap, Bonnie, and Hosmer silt loams. The tract had approximately 175’ of highway frontage. Tract 2 contained 4.151 mostly tillable acres, zoned A-R, with significant frontage on two roads. Soil types included Hosmer, WellStar, and Sharon silt loams. Tract 3 was 15.353 acres in a mix of woods and tillable land, and potential building sites. The property was zoned A-R and had over 1200’ of road frontage. The three sold combined for $999,559 or approximately $12,629 per acre.

 

Michigan

 

Onaway - On June 24, Boyne City’s Leist Auctioneers offered the Home Town Arena with 160 acres, a 7 bedroom/4 bath home, arena, heated garage, hay shed, and associated building as multiple parcels. Parcel 1, fronting on S. Porter Road consisted of 10 acres with the home, 30’x70’ heated shop, 44’x46’ livestock barn, and corrals. Parcel 2 had 30 acres, with an 80’x200’ indoor arena with two apartments/viewing lofts, an outdoor arena with a viewing tower, an 80’x30’ hay shed, and a 48’x52’ storage building, fronting on S. Porter Road. Parcel 3 was 36 acres of pasture and hay ground, with apple trees, fronting on S. Porter Road. Parcel 4 had 40 landlocked acres of hay ground and wooded areas with riding trails that required combination bidding involving Parcel 3. Parcel 5 held 40 acres of hay ground, pasture, and wooded low ground, with frontage along Twin School Highway. Parcel 6 with six acres was used as a sawmill. Parcel 7 was a 1.97-acre strip connecting via S. Porter Road to Parcel 3. Offers of approximately $440,000 were tendered but the sellers are seeking better offers.

 

Coldwater - Halderman Real Estate and Farm Management completed the online auction of Terra Nova Farms in Branch County, Michigan on July 11. The sale was handled by Halderman’s Real Estate Broker, Colten Yager. The property consisted of 272.60 acres of farmland with woods. The final price was $2,185,000, averaging $8,015 per acre.

 

Ohio 

 

Bluffton - 733.77+/- acres were offered in 14 tracts as part of a living trust auction on June 29 by Schrader Auction and Real Estate Company. The farm consisted of 700+/- contiguous acres with an additional 34+/- acres located a short distance away. Most of the fields are Pewamo silty clay loam and Blount silt loam and patterned tiled. The farm is located close to Findlay, with frontage on both sides of I-75. Total bidding reached $8,915,000 in the following combined amounts: Tracts: 1-3 & 14 reached $4,100,000 or $14,278 per acre; Tract 4 sold for $800,000, equating to $14,155/acre; Tracts 5-7 went for $950,000 coming out to $9,360/acre; Tract 8 hit $1,350,000, or $10,414/acre; Tract 9 sold more modestly at $10,000 computing to $3,249/acre; Tract 10 went for $105,000 or $4,128/acre; and, Tract 11-13 bid to $1,600,000 representing $12,225/acre.

 

Mechanicstown - On July 8, Kiko Auction held an absolute auction of an 80-acre farm along with the household items and tools. Bidding reached $638,000. The property contained a century-old 1,400-square foot two-story 3-bedroom residence. Outbuildings included a dirt-floored 30’x46’ pole barn and a small barn with side and rear additions set up for cattle and hay storage.

45 acres were in hay and grass meadows. Some pasture land was fenced and the rear held some timber. Gas and oil mineral rights were not conveyed with the sale.
