Small town landmark in Southern Indiana sells for $129,000

 Illinois

 

Carthage — On August 17, Sullivan Auctioneers offered 82.32 acres locally known as the Sides Farm. According to FSA figures, 30.13 acres were cropland currently in row crop production. An additional 30.53 acres of cropland were enrolled in a CP1 CRP contract running through 9/30/27, paying $173.73 per acre/$5,304 annually. The tillable acreage had a Productivity Index of 111.7.  The tract contained a partially insulated and heated pole building. The selling price was $$481,572, equaling $5,850 per acre.

 

Teutopolis — A brick home with outbuildings sitting on 2.5 surveyed acres was auctioned with no buyer’s premium by Schmid Auction on August 18. Constructed in 1976, the 1,576-square-foot 3 bedroom/2 bath house featured a basement, propane heat and hot water, and high-speed internet. Also on site was a 24 by 36 foot shed with concrete flooring, a 22 by 24 foot pole building with concrete floor, and a 24 by 12 foot barn. The property also had three valuable producing pecan trees. The final price was $370,500.

 

Indiana

 

Bedford— The town’s historic Elks Lodge was auctioned absolute by Beckort Auctions on August 16. The 1917 architect-designed Italian Renaissance Revival-style two-story building contained 11,000+ square feet. It featured limestone columns, a grand hall, a ballroom, massive fireplaces, and two balconies. It sat on two city lots, with 54 parking spaces. Although it needed complete renovation, it was suitable for numerous professional or commercial re-uses. The landmark sold for $129,000 on 136 bids.

 

Camden - On August 15, Schrader Real Estate and Auction Company sold 194.6+/- acres offered in two tracts. Tract 1 consisted of 80+/- acres overall, with 75.4 acres tillable, and 4.3+/- wooded acres. The tract had excellent soils, was highly tillable, and offered good road frontage. 

Tract 2 held 114.6 acres with 108.45 tillable, 5.75 wooded acres, and good road frontage along SR 218. A $100,000 drain tile reconstruction was completed in 2014. The two tracts sold combined for $3,440,000 or $17,677 per acre.

 

 

Kentucky

 

Arlington — Harris Real Estate and Auction offered absolute, 80+/- acres (34 tillable), with a well-maintained 3 bedroom/2 bath home. Held August 19, the property auctioned in 9 tracts. Tract 1 was 1.01 +/- acres with the home, shed, and livestock barn. It sold for $115,000. The remaining eight tracts consisted of the following: Tract 2 (8.84 +/- acres); Tract 3 (11.87 +/- acres); Tract 4 (8.71 +/- acres); Tract 5 (21.97 +/- acres); Tract 6 (8.59 +/- acres); Tract 7 (7.41 +/- acres), Tract 8 (5.56 +/- acres); Tract 9 (6.56 +/- acres). Those sold combined for $320,000 or $4,025 per acre.

 

Cromwell – 21.081 surveyed acres were sold by Kurtz Auction on August 22. The mostly wooded parcel offered excellent deer and turkey hunting. 2.5 acres were cleared and contained a 24 by 30 foot pole barn. The parcel was approved for septic; water and electricity were already at the property. The final bid was $80,000 calculating to $3,795 per acre.

 

Michigan

 

Cassopolis — A seven-acre parcel of wooded rolling land with nearly an acre of tillable ground was offered by Miedema Auctioneering’s Lastbid Real Estate on August 1. Improvements consisted of a 2016-built and finished 40 by 60 foot pole barn with top-of-the-line amenities including a concrete floor, insulation, 400-amp electrical service, fiber optic internet, (3) 5-ton A/C units with furnaces, a 5-inch well, and an excavated driveway. The building had previously been leased as an indoor agricultural facility. The final bid was $200,000.

 

Ohio

 

Green Township — A local farm totaling 252.80 acres in both Clark and Greene Counties was auctioned as four tracts by Halderman Real Estate and Farm Management on August 23. Tract 1 contained 15+/- acres, with 10+/- in woods, and 4.68+/- acres tillable. Tract 2 was 60.217+/- total acres, with 53.81+/- tillable, 2.667+/- non-tillable, and 3.74+/- acres classified as “other.” Tract 3 consisted of 107.562+/- acres, with 80.624+/- tillable, 23.958+/- wooded, and 2.98+/- other. Tract 4 was 70.016+/- acres, with 49+/- acres tillable, 16.56+/- acres wooded, 1.016 acres non-tillable, and 3.44+/- acres designated as “other.” The tracts sold combined for a total of $800,000.00, calculating to $3,164.62 per acre.

 

Hillsboro - Kiko auctions held a July 29 sale of 80 acres with a 3-bedroom home and outbuildings. The parcel, with 3,800 feet of frontage along SR 151, consisted mainly of wooded ground, had a small stream, and offered an abundance of small game, turkey, and whitetails. The selling price was $398,362 or $4,980 per acre.
