REAL ESTATE AUCTION ROUNDUP BY WILLIAM FLOOD Illinois: Clay County – Included in a five-day auction Aug. 28-Sept. 1, Halderman Real Estate and Farm Management offered the Durbin property spanning multiple counties across Illinois and central Indiana. On Sept. 1, 441 acres of productive cropland were offered as three tracts. The parcels sold combined for $4,156,000 or $9,424 per acre. Edinburgh – Sept. 19, Cory Craig sold in two tracts, a 1,940-square-foot brick home and vacant land totaling 3 ⁄ 4+ acres. Tract 1 contained the 1977-era four bedroom/three bath house with full basement and 24’x26’ attached garage. Adjacent was a 40’x54’ insulated pole shed with overhead doors and a 24’x56’ detached shed with rock floor and electric. It sold for $228,000. Tract 2 was a 157’x217’ vacant parcel suitable for one or more building lots. It sold separately for $19,000. Indiana: Andrews - The Steffen Group presented an investment property on Sept. 21 containing three commercial buildings totaling 35,200 square feet and six parcels of land totaling 9.67 acres. Building #1 was a 2,400-square-foot structure built in 1990. It had 200-amp electric, central air, city water/sewer, one bathroom and surface parking. Uses included office or retail. Building #2, a brick two-story, constructed in the 1900s, had 32,402 square feet. It was Zoned M-1, suitable for industrial/warehouse/small manufacturing. It featured overhead doors, a partial loading dock, 200-amp electric, city water/sewer, but no heat or AC. It was currently used for seasonal storage. Building #3, a 432-square-foot office, was formerly a used car dealership, now employed for storage. The land consisted of 8.67 fully fenced acres, with one acre of parking. A small corner was zoned residential. The complex sold for $56,000. Cass County and others - Additional acreage was sold by Halderman Real Estate and Farm Management during the Durbin sale (see Illinois above). On Aug. 28, roughly 327 acres in Cass County, with productive cropland, woods and potential building sites, sold for $3,225,000 or $9,781 per acre. On Aug. 29, four tracts in Miami County, with approximately 164 acres of productive cropland, woods and potential building sites, sold for $1,681,050 or $10,190 per acre. Another 276 acres spanning Howard, Madison and Tipton counties sold on Aug. 30. That acreage consisted of productive cropland with good drainage and potential for development. It sold for $3,795,000 or $13,729 per acre. On Aug. 31, four tracts across Carroll, Newton and Pulaski counties, containing approximately 609 acres of productive farmland with pattern tile, recreational land, and Wabash River frontage, sold for $4,660,000 or $7,526 per acre. Kentucky: Mayfield - Harris Real Estate & Auction held an absolute auction of two tracts on Sept. 14 featuring a residence and additional building site. Tract 1 contained a 1950s-era three bedroom/one bath open-concept home situated on 0.86 acres. It had an attached one-car carport and walkout basement. Tract 2 was the adjacent 1.79-acre lot, considered a prime building site. The pair sold combined for $71,500. Owensboro - To settle a local estate, Kurtz Auction & Realty held an absolute auction on Sept. 19 of a 2,300-square-foot, four bedroom/1.5 bath two-story brick subdivision home outside the north edge of town. The parcel also held a 28’x28’ block garage with a 16’x20’ storage area and a metal carport. It went for $154,000. Michigan: Decatur – With IRS approval, on Sept. 12, Miedema’s LastBid Real Estate auctioned a 1,600 square-foot fixer-upper house on crawl space with detached two-stall uncompleted garage, all sitting on a narrow/deep 10-acre lot. Bidding reached $121,000. Ohio: Hillsboro - On Sept. 16, Kiko Auctioneers offered as two parcels a 175-acre country retreat with an updated farmhouse, shop and barn. The colonial-style home sat down a long, private lane. The four bedroom/three bath home featured a first-floor master suite added in 2005, two fireplaces, two furnaces, central air, an attached two-car garage, and stone patio with gazebo. Included was a detached 30’x60’ insulated garage/workshop fitted for woodworking, and a 64’x50’ pole building with lean-to. The acreage contained a mix of gently rolling farmland and pastureland with trails throughout, and a covered bridge overlooking South Fork/Rocky Fork Creek. Mineral rights conveyed. The selling price was $1,554,757. South Charleston - On Sept. 7, Sheridan & Associates auctioned a 1.5-story, two bedroom/one bath bungalow with a full unfinished basement. The house sat on 3.1 acres adjacent to the municipal baseball diamonds. The property included a large garage and frame barn. The owners had operated a truck farming patch from the property for decades. The winning bid was $92,500. |
